Photographing Your Property For Sale

To maximise your chance of selling, you need to present your home as well as possible to potential buyers. When taking your property photographs, use the best camera you can. A camera with a wide-angle lens is ideal, but ‘point and shoot’ digital cameras also can do the job. The latest mobile phones often have 3 MegaPixel (or higher) built in cameras, but if you can use a ‘proper’ camera, so much the better.

Even the slightest camera movement can cause unclear photos. Use a tripod or brace yourself against a stationary object to hold the camera still. Some digital cameras come with image stabilization, can often help to get clear images.

Set the camera on its highest resolution. Improve your shots using photo-editing software, often freely available on the web. Crop out ceilings or unnecessary background, and adjust the brightness or contrast. Get a friend to assess your photographs to make sure they convey as good an impression as possible of your property for sale.

Before rushing off to take your photographs, carefully examine your house. Remove as many personal possessions as possible from view. Pack up those personal items and family photographs. Buyers can’t see beyond someone else’s personal belongings, and you don’t want them to be distracted. Make it as easy as possible for buyers to imagine themselves living in the house. You want potential buyers to be able to say to themselves: ‘I can see myself living here.’

Imagine you are the potential buyer or, better still, get someone you know to tell you their first impressions. Listen to them tell you what they like and don’t like about the house. Go around the entire house with your friend and ask them to assess each room of the house truthfully. Examine carefully how furniture is arranged and move pieces around until it makes sense. Does it look like nobody lives in the house? If it does, you have done a good job.

Interior Photos. Turn on all the lights. If you need to, change light bulbs for higher wattage versions, giving you the maximum amount of light. Use a flash if possible, the flash adds in the correct colors and fills in the shadows, making the room look brighter. More is better. House buyers want to see more than just the front of the house. Buyers also want to get a look at the living room, kitchen, dining room, family room, master bedroom/bathroom and the back garden. Take photographs of every room.

Open drapes & blinds. Focus on interesting details like the condition of a wood floor or a fireplace mantle. Remove rubbish bins & close toilet lids in bathrooms. Use floral arrangements in kitchens & dining rooms.

Get a clear shot. Remove clutter and junk from an area beforephotographing it. Clear counter space and remove fridge magnets, children’s toys, dirty dishes and any other distractions.Relocate appliances and furniture to get the best photos.

Exterior Photos.

Try to take the exterior photos of your property in the middle of the day when the sun is highest and if possible, try to get a blue sky background for your property.

For outside shots of the front and back of your house,put away rubbish bins and remove anything that will distract from the view of your house. Remove any cars from the driveway. Try not to include for sale signs, telephone poles, powerlines, wires and other houses in the scene.

Trim your photos so that potential buyers can concentrate on your house and remove vehicles from your driveway / front of home. Shoot up-close & angled photos to catch the eye of potential buyers. Avoid shade on the house and clear away any vegetation blocking front door or the pathway to the front door. For apartments, include include shots of amenities in the area. For all properties, you should include photos of nearby scenery that may interest potential home buyers.
